Projecte d'execució per a la rehabilitació de dos habitatges unifamiliars a Terrassa

Abstract

El present document conté una proposta de rehabilitació i reforma de dos habitatges unifamiliars entre mitgeres construïts en sòl urbà consolidat, situats a la localitat de Terrassa (Vallés Occidental). L’edifici anomenat com a Habitatge A està situat a la Carretera de Montcada número 128 i forma part del barri del Segle XX, mentre que l’Habitatge B es situa al carrer Mas Adei número 55, al barri del Centre. La data de construcció dels habitatges es del 1900 i del 1880 respectivament. El projecte a realitzar tracta d’una rehabilitació i reforma interior dels habitatges unifamiliars, i del seu envolvent per tal de recuperar i millorar les seves condicions de seguretat, habitabilitat i confort. També es vol dur a terme l’aprofitament de la superfície que actualment està en desús i una millora pel que da a l’eficiència energètica, considerant la relació espai-energia i l’avaluació de l’ús dels materials i del funcionament de l’edifici. El projecte disposarà de diferents parts: Introducció: objectius del projecte, situació dels habitatges, emplaçament i una petita explicació històrica sobre la ciutat on s’ubiquen els habitatges que estudiarem. Aixecament arquitectònic i memòria descriptiva i constructiva dels habitatges: presa de dades dels habitatges actuals per tal de poder definir les plantes dels habitatges, alçats i seccions, definint l’estructura i els sistemes constructius actuals. Anàlisi de les patologies existents: diagnosi i estudi de les patologies: observació i identificació de les lesions formades als habitatges. Projecte de rehabilitació: descripció general del projecte de reforma, memòria descriptiva i constructiva de la proposta d’intervenció, aplicant la normativa actual i dotant l’edifici de les instal·lacions necessàries. Càlcul de l’estructura i de les instal·lacions del projecte: descripció de l’estructura i de les noves instal·lacions del projecte d’actuació. Amidaments i pressupost: càlcul anticipat de la despesa per a la rehabilitació dels habitatges. Estudi de seguretat i salut: anàlisi de les diferents activitats previstes a l’obra. Cadascuna d’aquestes activitats tindrà associada una avaluació de riscos, i per a cada risc, un seguit d’accions preventives. Plec de condicions: és el plec específic de l’obra projectada, i recull tot el necessari per al compliment correcte de l’obra a projectar. Pla de manteniment: recull la planificació de les operacions que s’han de dur a terme en l’edifici, les seves instal·lacions i els seus espais annexes de forma periòdica per a conservar-lo en un estat òptim per poder desenvolupar les activitats per a les quals està previst

[ANGLÈS] This document contains a proposal for the rehabilitation and the restoration of two single-family dwellings between party walls built in consolidated urban land located in the locality of Terrassa, Vallés Occidental. The building known as Dwelling A is located in 128 Montcada Road and forms part of Segle XX District, while Dwelling B is located in 55 Mas Adei Street, in Centre District. The construction of both dwellings dates back to 1900 and 1880, respectively. The project will consist of the rehabilitation and the interior restoration of the single-family dwellings and their envelope with the aim of recovering and improving their safety, habitability, and comfort. In addition, it is also intended to take advantage of the currently unused surfaces and to improve the energy efficiency, taking into account the space-energy relation as well as the assessment of the use of the materials and of the building operation. This project consists of the following parts: Introduction: objectives of the project, condition of the dwellings, location, and a short historical explanation of the town where both dwellings under study are located. Architectural construction and descriptive and constructive memory of the dwellings: data collection of the dwellings in order to describe their floors, elevations, and sections, defining the current structure and constructive systems. Analysis of the existing pathologies: diagnosis and study of the pathologies through the observation and identification of the damages in the dwellings. Rehabilitation project: general description of the reform project, descriptive and constructive memory of the intervention proposal, applying current legislation and providing the building with the necessary facilities. Design of the structure and the facilities of the project: description of the structure and the new facilities within the action project. Measurements and budget: estimate of expenditure for the rehabilitation of the dwellings. Health and safety study: analysis of the different activities under the project. Each of these activities will have an associated risk assessment with the respective series of preventive actions. Specifications: specific statements of the projected work, including all necessary for the proper performance of the work to be projected. Maintenance plan: includes the planning of the operations to be periodically carried out in the building, its facilities, and its adjacent areas, to keep them in optimum condition to develop the activities for which they are intended
