Projecte tècnic de canvi d'ús global en l'edifici situat al carrer Mèxic 9-13 al municipi de Barcelona

Abstract

El present projecte de fi de grau, pretén avaluar, adequar i projectar la possibilitat de dur a terme un canvi d’us global sobre un edifici existent en compliment i aplicació de la normativa vigent en l’actualitat L’edifici objecte d’estudi es troba ubicat al carrer Mèxic 9-13, barri del Parc Montjuïc, dins del districte de Sants-Montjuïc (Barcelona). En la realitat la parcel·la on es troba l’edifici a estudiar esta catalogat per a ús industrial i en la practica no seria possible realitzar aquest canvi d’us però sàpiguen això realitzarem aquest treball de forma pedagògica per plasmar els coneixement adquirits al llarg de la carrera. L’objectiu principal que persegueix el projecte es estudiar la viabilitat i les problemàtiques que comporta dur a terme un canvi d’us d’oficines a habitatges sobre un edifici existent, en aplicació de la normativa actual, sobre un edifici amb una data, metodologia i normativa de construcció del any 1970. A tals efectes, el projecte que oferim es composa de tres premisses de partida, sent aquestes les següents: -Estudi i adequació dels espais d’oficines en habitatges residencials accessibles. -Estudi i intervenció passiva sobre de l’edifici per millorar la seva eficiència energètica. -Substituir, renovar i introduir noves instal·lacions, per tal de garantir i millorar les presentacions energètiques i de confort dels habitatges. En resum el que es persegueix el projecte es donar solució a les tres premisses fixades amb anterioritat, però no obstant garantint el màxim d’aprofitament privat dels espais habitables. ENGLISH: This end of career’s project claims to evaluate, adapt and project the possibility of carrying out a change of use of an existing building in global compliance and application of the regulations currently in force. The building under study is located in Mexico Street 9-13, Montjuic Park neighborhood, in Sants-Montjuïc (Barcelona) district. Actually the plot where the building is listed for industrial use and it would not really be possible to make this change but the purpose of this project is to put into practice the acquired knowledge during the career. The main objective of the project is to study the feasibility and the problems involved in carrying out a change of use from offices to homes on an existing building, under the current regulations, that was built with the 1970’s regulations. For this purpose, the project we offer is based on three starting assumptions, these being the following: -Study and adaptation of office spaces into accessible residential spaces. -Study and passive intervention on the building to improve its energy efficiency. -Replace, renovate and install new installations, to ensure and improve the energetic presentations and home comfort. In short what the project aims to solve are the three premises established previously, but nevertheless ensuring maximum utilization of private living spaces.
