RESUM
Després de l’esclat de la bombolla immobiliària a Espanya s’entra en una crisi sense precendents d’habitatge social que encara ara té un fort impacte en el parc d’habitatge: únicament l’1,5% del parc total està destinat a habitatge social. Això sumat a una economia ressentida i la recent pandèmia deixa moltes famílies en situació d’emergència habitacional. L’any 2019 només l’1,1% de les unitats de convivència sol·licitants van accedir a arrendaments d’habitatge protegit.
Encara lluny de les dades d’altres països europeus, des de l’administració s’està treballant per intentar apropar-se al 15% de promig de la Unió adoptant mesures enfocades a la gestió i reconversió del parc actual i en l’ampliació del parc d’habitatge social amb projectes de nova construcció.
Des del sector de la construcció i el disseny arquitectònic es té la responsabilitat de reflexionar sobre aquesta nova construcció d’habitatge i quina és la millor manera d’edificar ràpidament i econòmica, sense renunciar a qualitat i confort i sent el màxim de respectuosos amb el medi ambient per tal de donar resposta amb celeritat a aquesta problemàtica.
L’arquitectura modular, i en especial els mòduls tridimensionals, es presenten com una forma de projectar que promet reduir els temps de construcció entre un 30 i un 50% alhora que reduir els costos i augmentar l’eficiència i l’ecologia dels projectes tot fabricant a taller gran part de l’edifici. Amb una avaluació de diversos projectes d’habitatge a base de mòduls tridimensionals es confirma que l’arquitectura modular - tot i que calen millores i inversions en recerca per economitzar - té un gran potencial per adoptar un paper rellevant en la construcció d’aquest nou parc d’habitatge social.
ABSTRACT
After the real estate bubble collapsed in 2008, the public housing sector in Spain faced an unprecedented crisis that still stands out as one of the main unresolved problems of the country: the public housing stock represents only 1,5% of the total avaliable. This lack of public housing added to the permanent economic recession leaves many families on housing emergency situation. Only 1,1% of the applicants succeeded in renting social housing during 2019.
Far from the average 15% of public housing of the EU, housing authorities and municipalities are taking measures to approach better statistics. These measures include managing and imporving the existing stock as well as increasing it by building anew.
As architects we are now facing the challenge to reflect on this situation and help as much as possible by proposing faster, cheaper, viable and eco-friendly high quality architecture that will help rapidly relieve this crisis.
Modular architecture, specially tridimensional modules, present themselves as a construction process that reduces building times by 30 to 50% as well as building costs and increases efficiency and ecology by producing most of the project offsite. After evaluating a series of housing projects built with tridimensional modules it is clear that, even though it still needs improving and investment on research, modular architecture has great potential and will play a relevant role in building new projects for the public housing sector.
