Abstract
The integration of Building Information Modeling (BIM) in the operational stage of buildings is still in its inception; this report reviews the use of BIM in its final user stage and the introduction of Internet of Things (IoT), real-time monitoring and Digital Twins for the creation of Smart Buildings to manage and monitor operations and assets. There are several challenges to overcome in order to accomplish a full enabled BIMxIoT Smart Building: the first of which is a lack of knowledge that clients may have about their benefits, as well as the lack of existing buildings that use both technologies together. Due to these challenges, the main objective has been the proposition of recommendations on how to achieve a Smart Building, taking into account BIM, IoT, and Digital Twins by the triangular research design conducted in this dissertation. Three other objectives have been met in each research method used. Firstly, a literature review of existing authors has been conducted, and then the current standards and guidelines have been reviewed through document analysis, and lastly the creation of a multiple-case study of four different Smart Buildings with the intent of examining their use of BIM, IoT and Digital Twins to find similarities and compare differences. After the research a gap has been found thanks to the triangulation method; there is a huge potential in the use of BIM, IoT and Digital Twins for the creation of Smart Buildings but there is a lack of information between the theoretical frameworks and the execution of buildings under these new technologies. The examined buildings show the different technologies used throughout the years and how they impact the building management. There are very few buildings that combine BIM and IoT throughout all stages of the project and the literature is in its initial stages; making the introduction process of both technologies slow in the construction industry
