Abstract
The relationship between construction and sustainability in Colombia is a topic that has not being fully developed yet. Although there are large-scale buildings that bet for some integral sustainable approaches to counteract the phenomena of climate change, the consolidation of policies and statutes that regulate environmental legislation throughout the country is still years away to be totally established.Passivhaus is a building model of low energy consumption that is increasingly gaining strength worldwide, however, in Colombia no sample has yet been built that can expose physical, economic, social, environmental and constructive behaviors according tothis model. Therefore, an analysis through statistical data has been made, to find out which is the housing model that is most built in the country, with what type of materials and to which population it is directed, in order to determine the likelihood to establish this type of model, since the possibility of implementing a new system depends not only on environmental issues, but to all the variables of a population.Due to the results obtained, a 12-level multifamily model will be taken as case of study, with a total of 96 housing units. The house will have daily construction materials in the country and will be implanted in the four of the five thermal floors, warm represented byCartagena de Indias; temperate, represented by Medellin;cold, represented by Bogotá and paramo, represented by Aldana. The fifth thermal floor (glacial) has been ignored within the study since there are no urbanized cities at this altitude in Colombia. Therefore, this paper focused on studying the applicability of the Passivhausstandard for multi-family residences with an average energy consumption, in a region of variable climatic conditions, which were analyzed by means of the PHPP 2007 calculation tool to determine the energy demand of each thermal floor. After this and afterthe verification of the multifamily in each of the thermal floors with traditional construction method, it was seen that the building does not meet in any case with the results of energy consumption required by Passivhaus, consequently, there were executed improvement measures to obtain a certification, making comparative analysis between the original and the improved model. In each of the thermic floors, depending on the climatic conditions and environmental characteristics, different upgrades were proposed. In quantitative terms, referred to heating, with the improvement measures, the demand for heating was reduced by 74% in the city of Bogotá (Cold weather) and in the municipality of Aldana (Paramo) a 78%. For the other two cities, Medellin (Temperate weather) and Cartagena (Warm weather) heating demand improvements were not made as temperatures along the year do not fall enough for heating to be needed. Instead the buildings placed in these two cities were to

Bogotá and Aldana were obviated from this part of the analysis as the temperature there does not rise as much as needed to implement refrigerating systems. Finally, when contrasting the economic landscape in terms of construction of the building, there was an increase in the global price in favor ofcounteract the energy consumption problem. In the city of Cartagena de Indias and the municipality of Aldana, for example, the price of construction with improvement measures increased by 28%, while in the city of Medellin increased only by 17% and by 22% in Bogotá.
