Abstract
Preparations for the presented topic required gathering of various information concerning selected residential building, located in Osterled 4-5, 8700 Horsens. The goal of this dissertation is to determine the technical condition of the building and develop further proposals of renovation works. What is more, as described building does not meet actual energy requirements, we want to adjust it according to the specific Danish standards and turn it into a low energy structure. Synthesizing the available theoretical sources and personal experience, we present this project as a contribution to the process of changes in the described property, with the hope of implementation of the entire plan or only its most important assumptions. For maximum clarity in the structure, the dissertation is divided into three chapters, preceded by an introduction and a summary. The first chapter discusses the architectural and construction assumptions applicable for Denmark over the years. It is crucial to understand the external factors that have an impact on the process of architectural transformations in the country. We present analyzed building and describe how it corresponds with the typical building solutions at that time. Apart from that, we focus on significant changes in energy demands since early 60s. The second chapter is an analysis of the technical condition of the selected building. Here we signalize the need of periodic inspections of property and point adequate technical regulations relating to those controls. Maintenance of the property in an undeteriorated condition requires proper operational and technical actions. And so, using the technical documentation of the building, information gathered during visual inspection as well as photographic documentation, we could evaluate the technical conditions of the building and its individual components. The third chapter provides basic definitions related to renovation works and their classification. Then, our focus is concentrated on analyzing the major and running repairs in the context of the selected building and characterizing the recommended works. It is worth to realize that the adequate repair and maintenance policy can contribute considerably to the extension of the technical efficiency of the building and its individual components, which in the end affects the utility value of the entire property.
