Pràcticum en l’empresa Barvallés Building S.L.

Abstract

Aquest projecte es basa en la memòria del pràcticum que el DAC de Rehabilitació ens ofereix fer com a Treball Final de Grau. L’objecte d’aquest projecte és mostrar l’experiència adquirida durant la meva estada de sis mesos a l’empresa Barvallés Building, participant en les diferents feines relacionades amb la rehabilitació d’edificis. També es pretén mostrar l’evolució durant aquest període com a col·laboradora en pràctiques participant per primer cop amb experts en la matèria. Barvallés Building és una constructora situada a Barberà del Vallès, que té com a objecte la reforma i rehabilitació tant d’interiors com d’exteriors en tota classe d’edificis. La meva incorporació com a col·laboradora a Barvallés Building comença al febrer de 2015 a partir del conveni de pràctiques. Durant la meva estança a l’empresa les tasques realitzades han estat fer el seguiment de les obres de rehabilitació de dos edificis, un situat al carrer Sardenya 306, i l’altre al Passeig de Colom 13, tots dos a Barcelona. - C/ Sardenya La rehabilitació de l’edifici del carrer Sardenya ha sigut una reforma on s’ha realitzat la substitució d’una part de l’estructura horitzontal, s’ha rehabilitat la façana posterior i s’han fet noves distribucions amb motiu d’un canvis d’ús, passant de ser un edifici plurifamiliar a un edifici d’apartaments turístics. Aquesta ha estat la principal ocupació en quant a temps es refereix, ja que s’ha realitzat un seguiment diari de les obres. Les tasques realitzades durant aquest pràcticum han estat la supervisió diària en l’execució d’obra i del control de planificació. Destacar que en la fase d’acabats prèvia a l’entrega, les tasques han estat amb l’únic objectiu d’acabar les feines en planificació i procurant coordinar els diferents oficis. Es tracta d’una obra amb un pressupost de 473.981,09€ i amb una duració estimada de 5 mesos. Les visites a obra s’han realitzat setmanalment, en presencia de la direcció facultativa (DF), la propietat i el cap d’obra. - Passeig de Colom A l’edifici de Passeig de Colom, és un canvi d’ús d’un edifici plurifamiliar existent que passa a ser una ampliació del l’Hotel Duquessa de Cardona, quina reforma es projecta en dos fases. Una primera fase en la meitat de la façana principal de l’edifici on s’adeqüen les habitacions per cadascuna de les plantes; i una segona fase en la meitat de la façana posterior per fer més habitacions. En aquest pràcticum les tasques a realitzar han estat la supervisió de treballs puntuals, com el replanteig dels diferents acabats, tenint com a referència una de les plantes tipus ja finalitzada. Es tracta d’una obra amb un pressupost total aproximadament de 4 milions d’euros del qual la fase que s’està realitzant en aquests moments i de la que es tractarà en el projecte és de 760.035,36€. En aquesta fase es realitzaran 15 habitacions + 1 restaurant a PB i te una duració estimada de 18 mesos. Es realitzen dos visites a obra setmanalment, una formada per la DF, enginyers, i la constructora, i una altre informativa amb la propietat i la constructora. - Treballs preliminars d’altres projectes Altres tasques realitzades han estat desenvolupant feines relacionades amb nous projectes, dissenyant i aplicant la normativa vigent, i realitzant els amidaments i pressupostos. Veient així algunes de les parts necessàries abans de l’inici de les obres que fins ara no havia estat possible veure en les obres esmentades anteriorment. Alhora de realitzar l’avantprojecte he tingut la oportunitat de familiaritzar-me amb nous programes com el Presto per a la realització de pressupostos i posar en pràctica les habilitats ja apreses en Autocad.

ENGLISH: This project is based on the Practicum Report which the Rehabilitation DAC offers as a Final Degree Project. This project's goal pretends to show the experience acquired during my six months working in the company Barvallès Building. There, I participated in different tasks related to building rehabilitation. I also would like to show my evolution during this period as an internship associated for the first time among experts on this field. Barvalles Building is a construction company placed in Barberà del Vallès. It's dedicated to both inner and outer reforms and rehabilitations for several kinds of constructions. My admission as a team member in this company began on February 2015, as a result of a Practicum Convention. During my stay there, my duties were monitoring the work project of two buildings: the first one located in 306, Sardenya Street and the second one sited in 13, Passeig de Colom (both in Barcelona). - Sardenya street The rehabilitation that took place on Sardenya street, consisted on the partial horizontal structure's replacement, the back frontage's rehabilitation and the design of new distributions according to the new function of the building (first used as a multi-family housing unit, and now becoming a touristic apartment building). According to the timing, these have been the main activities, since a day by day review was required. The roles carried out during this practicum consisted on the daily supervision of the work project and the planning control. It should be noted that, previously to the delivery phase, the main goal was to organize tasks in order to finish the planned work, and to coordinate the team work. The budget for this project is 473.981,09 Euros, and with an estimated time of five months. The work visit took place once a week, with the Project Management Team, the owners and the Project Manager. - Passeig Colom The Passeig de Colom's project is also a change of function, but in this case from a multi-family house unit to an extension of the Duquesa de Cardona Hotel. This project is divided in two phases. The first one focuses in half of the main frontage, by adapting the rooms of each floor. The second one took place on the back frontage to expand it in new rooms. The tasks of this practicum were focused on punctual work's supervision, such as the rethinking of different details, using as a reference, one of the finished standard floors. The approximated budget of the whole project is about five million Euros, from which the phase taking place at this moment adds to 760.035,36 Euros. The work that is going to be done consists in 15 rooms and a restaurant on the base floor, and the estimated duration is of 18 months. Two times a week a meeting will take place: the first one with the Project Management Team, Engineers and the construction company; and the second one (with the purpose of information) between the owners and the construction company. - Previous work of other secondary projects Additional jobs made during this time were: developing of new tools related to new projects, designing spots and applying de current regulations, taking measurements and calculating budgets. These activities allowed me to take a closer look at some essential parts which are necessary before starting a new project. One of the benefits of getting involved in a preliminary plan was the chance to get used to some new software like Presto (to calculate a budget) and training and improving my abilities in Autocad as well.
