Estudio del proyecto y seguimiento de la obra de rehabilitación estructural de las fincas nº32-34-36 de la calle Sant Antoni de Mataró

Abstract

El presente Proyecto de Final de Grado es la realización del seguimiento de obra de un edificio del casco antiguo de Mataró. En esta zona de Mataró hay muchas casas construidas inicialmente con paredes de tapia y que con el paso de los años se les han añadido plantas. El caso que nos ocupa es de tres fincas 32-34-36 y dos edificaciones referentes a la finca 32 y 34. Durante los trabajos que se realizaban en una finca cerca dos fincas se derrumbaron casi en su totalidad, finca 38 y la finca 36, las fincas 32 y 34 quedaron comprometidas estructuralmente. Los trabajos realizados a lo largo de los 13 meses de duración de la obra fueron la consolidación estructural de las medianeras de la finca 34, la medianera 32-34 y la 34-36, y los trabajos en el interior de la finca 34 para poder devolver el uso a sus propietarios. El objetivo principal planteado al inicio de este proyecto se basa en el aprendizaje sobre la realidad de la obra, aplicando los conocimientos adquiridos durante la carrera a la práctica en el mundo real, y consolidándolos al mismo tiempo. La visión recreada en esta práctica es desde el punto de vista de un técnico (Dirección Facultativa) que nada tiene que ver con la constructora, sino que ha sido contratado por los promotores para la realización del proyecto y el seguimiento de las obras. Para poder analizar con criterio todo lo ocurrido durante la obra ha sido necesario hacer una lectura crítica del proyecto ejecutivo, del Estudio Básico de Seguridad y Salud, del Plan de Seguridad y Salud y del presupuesto. El seguimiento del proceso constructivo descrito en este proyecto se refiere únicamente a la fase de consolidación estructural, tanto para el seguimiento económico y planificación se han utilizado los datos de toda la obra. Los resultados obtenidos proporcionan una visión de la evolución sufrida en la obra y de cómo se han ido resolviendo los problemas que han podido surgir en un momento dado y que han afectado a todo el proceso. Si bien, aún hay problemas de índole económica entre la constructora y los promotores que aún no se han resuelto. Para concluir, si ya me era familiar la fase de redacción de proyecto, no había tenido la oportunidad de conocer el funcionamiento de una obra en sus diferentes aspectos (ejecución, planificación, calidad, seguridad…) y me ha ayudado a aplicar y a consolidar los conocimientos adquiridos a lo largo de la carrera.

ENGLISH: This Final Degree Project is the task of monitoring a construction of a building in the historical center of Mataró. In this area there are many houses initially built with adobe walls and over the years have been added floors. The present case is about three urban estates 32-34-36 and two buildings regarding to numbers 32 and 34. During the works that had been made on a close estate, two buildings fell down almost entirely (numbers 38 and 36), and buildings numbers 32 and 34 were structurally compromised. The work done over the 13 month construction length were the structural consolidation of the dividing walls of the building number 34, the dividing wall of 32-34 and 34-36, and the works inside building 34 in order to give it back to their owners. The main objective raised at the beginning of this project is based on learning about the reality of the construction, applying the knowledge acquired during the degree to the practice in the real world, and consolidating them at the same time. The vision recreated in this practice is from the point of view of a technical management that has nothing to do with the construction company, but has been hired by developers in order to develop and monitor the construction. To critically evaluate everything happened during the construction has been necessary to make a critical reading of the final plan set, the Basic Health and Safety Study, the Health and Safety Plan and the budget. The monitoring of the construction process described in this project refers only to the phase of structural consolidation, both for economic monitoring and planning, have used data from the entire construction. The results provide a view of the evolution of the construction and how the problems during work that affect the whole process have been resolved. Although there are still problems of economic nature between the construction company and the developers that have not yet been resolved. To conclude, if it was already familiar the stage of the composition of a project, I never had the opportunity to know how a construction works in its different aspects (execution, planning, quality, safety ...) and helped me to implement and consolidate the knowledge gained throughout the degree.
