Prácticum de realización de proyectos de rehabilitación

Abstract

En este trabajo final de grado, catalogado como practicum, reflejaré el trabajo realizado durante nueve meses de prácticas en el departamento técnico Forvi. Es importante entender que nuestra empresa, Promotora Inmobiliaria Forvi, S.A., se ha creado para dar soporte al grupo Forcadell, expertos en consultoría y gestión de inversiones inmobiliarias, y poder así ofrecer un servicio integral a sus clientes, haciéndonos responsables del mantenimiento de sus viviendas y edificios. Ambas empresas compartimos oficina en Plaza Universitat, en pleno centro de Barcelona. Comencé las prácticas en octubre de 2013 y desde entonces acudo cada mañana a sus oficinas para realizar mi trabajo. Desarrollo diferentes tareas, pero la principal para la que me contrataron fue la gestión de incidencias de las múltiples viviendas y locales administradas por Forcadell. Además de llevar la gestión de incidencias, también realizo otras funciones como son, la toma de medidas y levantamiento de planos de diferentes viviendas, para la realización de propuestas de nuevas distribuciones o reformas; seguimiento y visitas de obra de los proyectos que se están llevando a cabo; redacción de presupuestos y comparativo de éstos; trato a diario con industriales y colaboración en la redacción de proyectos. La mayoría de proyectos en los que he colaborado están relacionados con la conservación y mejora de edificios; rehabilitaciones de cubiertas y fachadas, instalación de ascensores y reformas de viviendas son los principales. He participado y he podido hacer un seguimiento exhaustivo de tres de ellos, los cuales me centraré en desarrollar en ese trabajo. Se trata de la instalación de un ascensor en una finca de la calle Comte Borrell, de la rehabilitación de una fachada en la calle Aribau y de una reforma de vivienda en el paseo Joan de Borbo, todos ellos ubicados en Barcelona. Antes de entrar en materia, haré una breve presentación de la empresa, desde sus inicios a la actualidad, explicando cual ha sido su crecimiento. Explicaré además cuales han sido mis funciones en este despacho, comentaré la metodología de trabajo que utilizamos y el tipo de clientes con los que tratamos. Desarrollaré también la actividad diaria que realizo, reflejándola en forma de textos, fotografías y planos. Todo ello lo acompañaré de observaciones personales, desde un punto de vista interno de la empresa, y sacaré mis propias conclusiones. Finalmente, adjuntaré en el anexo la primera parte de este TFG realizada en inglés para alcanzar la competencia en la 3ª lengua, teniendo en cuenta que ha de ser aproximadamente un 30% del trabajo.

English: In this final degree project, categorized as practicum, I will reflect on the work done during eight months of my internship in Forvi’s technical department. It is important to understand that our company, Promotora Inmobiliaria Forvi, S.A., has been created to provide support to Forcadell business group, consultants and real estate investment management experts, to offer a comprehensive service to their clients. We are held responsible for the maintenance of their houses and buildings. Both companies share offices in Universitat Square, in Barcelona city center. I started my internship in October 2013 and since then I have been going every morning to work in their offices. I do many different tasks, but the main onethat I was hired for is the incidence management of the many houses and properties run by Forcadell. In addition to incidence management, I am also in charge of other duties such as taking measurements and making plansfor different homes to make suggestions for new distributions or alterations; monitoring and work inspections of the projects that are being executed; making budgets and comparative analysis for these;dealing with factory workers daily and collaborating on project drafting. The main part of the projects that I’ve worked for is related to the preservation and improvement of the buildings, roof and façade restorations, elevator installations and house rehabilitations. I’ve participated and have been able to do a thorough monitoring of three of them, which will be the focus of this work. Concurrently, I will be referring to the installation of an elevator in a building of Comte Borrell street, the rehabilitation of a façade on Aribau street and the remodeling of a house on Joan de Borbo path, all of them located in Barcelona. Before starting, I’ll give a short introduction of the company from the beginning to present explainingit’s growth. I’ll also detailwhat have been my tasks in this office, the methods of operation that we use and the type of clients we have. I’ll report my daily duties by showing them in texts, photographies and plans. All of these will be attached to my personal observations from an internalviewpoint of the company, and I will obtain my own conclusions.
