dc.description.abstractEl proyecto que se presenta a continuación es una propuesta de reforma interior y cambio de uso de una casa señorial situada en Badalona. El edificio, de estilo neoclásico, fue construido en el siglo XIX con el objetivo de crear una segunda residencia para la familia de Evarist Arnús, un importante banquero barcelonés de la época. Este edificio, de 1577’94 m2, está formado por un cuerpo central de cuatro plantas (PB+P1+P2+PA) y dos laterales simétricos, más bajos (PB+P1). En lo referente al cambio de uso, se propone la creación de un museo meteorológico teniendo en cuenta la afición a la meteorología del señor Evarist Arnús; quien, en 1883, hizo construir una estación meteorológica que hoy encontramos a escasos metros del edificio objeto de nuestro proyecto. Ambas edificaciones se encuentran en el parque de Can Solei y Ca l’Arnús, un reconocido parque público de la ciudad que acoge dentro de sus límites un par de colegios, un orfanato y una zona de juegos infantil; además de sus frondosos jardines. En cuanto a la propuesta de reforma debemos destacar que es del todo necesaria. A pesar de que la casa, gracias a intervenciones anteriores, no presenta problemas estructurales; no cumple todos los requisitos básicos de la edificación definidos en la Ley 38/1999, de 5 de noviembre, de Ordenación de Edificación (LOE). Dicha Ley marca una serie de requisitos en cuanto a funcionalidad, seguridad y habitabilidad con el fin de garantizar la seguridad de las personas, el bienestar de la sociedad y la protección del medio ambiente. Dentro de estos requisitos encontramos problemas en algunos como la utilización, que al tratarse de un cambio de uso, se deben redistribuir los espacios de tal forma que la disposición y las dimensiones de éstos y la dotación de las instalaciones faciliten la adecuada realización de las funciones previstas en el edificio. Otro de los requisitos sobre los que se debe actuar es la accesibilidad que debería permitir a las personas con movilidad y comunicación reducidas el acceso y la circulación por el edificio. Además, debido a varios actos de vandalismo la casa ha sufrido algunos desperfectos y se han perdido aspectos importantes que daban a la casa parte de su esencia, como los sufridos en la zona destinada a la capilla. Debido a esto, a pesar que la casa no ha estado deshabitada durante mucho tiempo, el ayuntamiento ha decidido tapiarla. Para conseguir que la casa cumpla todos los requisitos básicos de edificación recurriremos al Código Técnico de la Edificación (CTE) que es el marco normativo que establece las exigencias que deben cumplir los edificios en relación con los requisitos básicos definidos en la LOE. A continuación se encuentra toda la documentación descriptiva y gráfica para facilitar la comprensión de la propuesta y de los trabajos a realizar en este proyecto. ENGLISH: The project presented below is a proposed internal renovation and change of use of a manor house in Badalona. The building, in neoclassical style, was built in the nineteenth century in order to create a second home for the family of Evarist Arnús an important Barcelona banker of the era. This building of 1577'94 m2, consists of a central body of four plants (PB + P1 + P2 + PA) and two symmetrical lateral lower (PB + P1). In what concerns the change of use, one proposes the creation of a meteorological museum bearing in mind the interest to the meteorology of Mr. Evarist Arnús; the one who, in 1883, made construct a meteorological station that today we find to scanty meters of the building object of our project. Both buildings think in the Can Solei and Ca l'Arnús' park, a recognized public park of the city that it receives inside his limits two schools, an orphanage and children's play area, in addition to its lush gardens. As for the reform proposal must emphasize that it is entirely necessary. Although the house has not structural problems due to previous interventions, it does not meet all the basic requirements of the building defined in Law 38/1999 of 5 November, Building Management (LOE). This Law whistles for a number of requirements for functionality, safety and livability in order to ensure the safety of people, the welfare of society and environmental protection. Within these requirements we find problems in using, as the spaces must be redistributed so that the layout and size of them and the provision of installations to facilitate the proper execution of the functions provided in the new use of the building. Another requirement on which to act is the accessibility that should allow people with reduced mobility or communications access and circulation through the building. Also, due to various acts of vandalism the house has suffered some damage and have missed important aspects that gave the house its essence, as those suffered in the area for the chapel. Because of this, although the house has not been inhabited for a long time, the city council has decided to close it. To ensure that the house fulfills all the basic requirements of building will appeal to the Technical Building Code (CTE) which is the regulatory framework that establishes the requirements to be met by buildings in relation to the basic requirements defined in the LOE. Below is all the descriptive and graphic documentation to facilitate understanding of the proposal and the work done in this project.
