Abstract
[ANGLÈS] Early in 2007 the first symptoms of the, at the time, future US financial crisis, began to appear within
banking and real estate as a result of the subprime mortgage business. Along that year, mortgage banks
were going into receivership. In August, the problem shifted to the banking system in developed
countries, especially in the Euro‐zone, which began to suffer its effects during the following month. The
crisis has hit Spain in a special way. In this case, a series of factors have been added to the world‐size
crisis and multiplied its effect. This is the rise in the interest rate, as well as the price increase of energy,
raw materials and food, and the burst of the real estate bubble. This crisis has greatly affected the
construction sector.
The construction sector is a key to the evolution and development, given that it is an activity spread
throughout the country, which in turn covers one of the basic human needs, housing. Since the 90's,
motivated by the expansion of the real estate bubble, construction has been the most dynamic sector of
the economy, promoting growth of GDP. At the same time, it has a great ability to influence both
directly and indirectly in the economic fluctuations of the country, amplifying the wave. If this capability
is added the great cyclicity of the sector, one can conclude that in times of economic expansion it is the
most important sector of the economy, but with the advent of a crisis happens to be the most affected,
with falls more pronounced than the other activities. This behavior has led construction companies into
adopting business strategies over the years, in order to keep up their activities despite these cycles. The
most relevant strategies are diversification and internationalization of construction activities.
Diversification can increase revenue without relying entirely on the construction market. On the other
hand, the internationalization of the construction activities facilitates the entry into other markets,
expanding it and, in times of crisis, focusing activities in locations somewhat unrelated to the national
crisis.
It is worth mentioning that, from the business structure that the construction sector follows, a
pyramidal shape, the most representative strata are the small businesses. These cannot afford to follow
the previously mentioned strategies due to the fact that in times of crisis they are the most affected.
However, the large Spanish construction groups have been consolidated over the years and currently
have strengthened them, in order to maintain sales as stable as possible and overcome the cycle that
have been living for some years now.
The trajectory of the sector between 2005 and 2011 has been wanted to be specified by means of using
the six major construction groups as an example (ACS, FCC, Ferrovial, Acciona, Sacyr Vallehermoso and
OHL). A compilation and subsequent cipher analysis of these six companies has allowed the observation
of their behavior when facing the crisis and the different strategies followed. This analysis is intended to
consolidate the knowledge studied throughout this thesis with six clear examples based on the six major
Spanish construction groups.
